Before Lodging

before lodging

The Minister for Planning and Public Spaces has updated the Environmental Planning Assessment (Statement of Expectations) Order. To comply, ensure your application is complete with all required information and documentation before submission, as incomplete applications cannot be accepted.

Prior to lodgement, please review your application carefully using our Application Lodgement Guide(PDF, 7MB).

Once accepted, invoices must be paid within two calendar days, or your application may be returned.

Before lodging your application, consider the following.

Review local planning policies

Before you lodge your DA, you need to review the planning policies that apply to your land:

Review Planning and Building Application Lodgement Guide and Checklist

To assist applicants, Council has prepared a Planning and Building Application Lodgement Guide and Checklist, which explains how to prepare for a variety of Council applications related to development including development applications, construction certificates, complying development certificates and combined development and construction certificate applications.

Applicants should also review the relevant lodgement matrix and checklist applicable to their proposal prior to submission.

Discuss your application with a Council officer

Mid-Western Regional Council is committed to providing an efficient, transparent and customer-focused development assessment service.

To assist applicants in preparing complete, high-quality applications and to support timely development assessment outcomes, Council provides a range of planning advice including:

  • A free Duty Planner service for general planning enquiries;
  • Paid written planning advice and pre-lodgement meeting services for site-specific planning advice and review of development proposals.

Council strongly encourages applicants to review the relevant lodgement requirements and seek planning advice where necessary prior to lodging an application. A complete application at lodgement is the most effective way to achieve a timely determination.

Contact our Duty Planners by calling 02 6378 2850, or visiting the Duty Desk at Council’s Administration Centre Monday to Friday, from 9am-4:30pm to book a pre-lodgement meeting or to utilise Council’s free duty service or to obtain paid written advice.

Prepare Your Documentation

A complete application at lodgement is the most effective way to achieve a timely determination. Your application will not be accepted unless all the required information and supporting documents be provided.

Before submitting an application, applicants should:

  • ensure all required plans and technical reports have been uploaded;
  • ensure all submitted documentation is consistent; and
  • seek planning advice or a pre-lodgement meeting where required.

After lodgement of an application, applicants should:

  • respond promptly to requests for information;
  • provide all requested information in a single comprehensive response; and
  • seek planning advice prior to lodgement where required.

Council, applicants and consultants all play an important role in achieving timely assessment outcomes. Early planning advice, complete applications and prompt responses to requests for information are key to reducing delays and supporting efficient development assessment.
