Planning Advice Application Form

Written advice prepared by a Planning Officer based on a desktop review of the information provided. Additional specialist advice from other Council departments can be requested where required.

Standard turnaround time (from payment):

• Planning Officer only: 14 business days
• Planning Officer + internal specialist referrals: 21 business days

This service may include advice on:

• The appropriate planning approval pathway for a proposal.
• Variations to development standards.
• Land use definitions and permissibility within a zone.
• Interpretation of planning legislation or Council controls.
• Planning history or property-specific planning matters.

This service is suitable where a site inspection is necessary to provide informed planning advice.

A Planning Officer will undertake a site inspection and coordinate any requested internal specialist referrals.

Turnaround time:
21 business days following the site inspection and receipt of all required internal specialist advice.

This service may include:

• Site-specific planning investigations.
• Coordination of specialist internal referrals.
• Advice relating to the physical characteristics or constraints of a site.

This service is intended for proposals that would benefit from early consultation with Council before lodging a development application.

The service may include:

• Review of concept or draft plans.
• Identification of key planning issues and constraints.
• Advice on supporting documentation required with a future application.
• Identification of specialist referrals that may be required.
• An in-person meeting at Council's offices or a Microsoft Teams meeting (where applicable).

• Advice provided is based on the information submitted with this request form
• Any advice issued is preliminary only and does not constitute a formal assessment or determination of a future development application.
• Advice may change following the submission of detailed plans and supporting documentation, further investigations, legislative changes, or matters raised during the formal assessment process.
• Once advice has been issued, the request is considered complete. Any further documentation or plans submitted after the initial application will require a new application and the applicable fee.
